Taking Budapest’s historic inner districts (districts I & V) and comparing them to Vienna – only 2 ½ hours drive away, we see that rental prices are less than half. Compared to Munich, they are less than a quarter! Compared to London and Paris they are even lower than that.

Precedent throughout the EU has shown that where such rental anomalies existed, rents have tended to converge after accession. Just look at what happened to rents in Ireland and Spain since they joined the EU. They have more than quadrupled!

The key to property investment in Budapest is no different than the key to property investment anywhere else. They say there are three factors to property investment: Location, Location, Location. No different here.

However, almost as important in the market here is experience, to know the market. That is where we come in. We are based in Budapest, employ Hungarians and have been in this business even before the property business was first liberalised here.

One fifth of Hungary’s 10 million people live in Budapest and there are over 800,000 apartments here. Of these around 45%, more in the city centre, still require modernisation and renovation. Following the fall of communism, property was privatised. Tenants of state owned apartments were given very advantageous terms to purchase their apartments. Most took the offer up and as a result, over 90% of residential apartments in Budapest are owner occupied. That is the highest ratio in Europe – it might even be the highest in the world!
